There is a reason why we created Fairfield Pointe Village. Our mission was to create a community that offers a relaxed lifestyle for our residents where they are free to spend time with their family in an environment that makes leisure time what it is meant to be. Leisure Time!

The economy has been in turmoil and what has been the traditional safest path to wealth creation and financial security has not been as dependable as in the past. Fairfield Pointe Village has weathered the storm with solid property values supported by current appraisals on home and lot sales. We feel the ability to do this in the time since we broke ground less than three years ago has been from an uncompromising focus on creating a neighborhood. Our validation is in the happiness and satisfaction of our residents who call Fairfield Pointe Village home.

On a side note, here is some economic data from the National Association of Home Builders (NAHB) regarding the housing market and housing demand in the near term.

“Coming off an estimated modern historical low of 555,000 total starts in 2009, housing production should rebound by about 25% this year to just under 700,000 units, according to NAHB projections. There is certainly a measure of good news in this forecast, but it hardly represents a return to normalcy.”

“Based on demographics and other factors, an annual average of 1.8 million housing starts will be needed over the next 10 years and 2010 starts are not likely to provide even half of what is needed.”

“Improvements in residential construction this year will be largely concentrated in single-family construction. Builders successfully reduced their inventory of new single-family houses in 2009 to levels last seen in 1971 — for a population that has grown by 80% since that time.”

“NAHB is forecasting just over 600,000 single-family starts in 2010, up from an estimated 440,000 starts in 2009. In a normal market, we would be constructing 1.5 million single-family starts on average yearly.”

Fairhope, Alabama 2009 Sales Report

Most people involved in Real Estate and construction are glad to see 2009 in the rear view mirror. Although the year was pretty rough on most of us, most have sensed an increased optimism over the past few months. Terryl Reeves of the Fairhope Realty Group did a little research from the MLS for Fairhope, and I thought I’d share it with you all.

In late 2009, the Baldwin County MLS showed 264 residential single family dwellings closed for the city of Fairhope , Alabama for 2009 (31 currently pending); of those 76 (29%) were over $300K.

For comparison, 2008 had 294 closed sales with 115 (39%)over $300K and 2007 had 402 closed sales with 171 (42.5%) over $300K.

The encouraging numbers for 2009 are the past several week’s activity. From January through September there were 207 closed sales with 61 (30%) over $300K; October had 24 sales with only 3 over $300K (12.5%); November had 19 sales with 4 (21%) over $300K; to date, December has had 14 closed sales with 8 (57%) over $300K. Again, we have 31 pending contracts with 30% of thoses listed above $300K.

So it seems that there is some pent-up demand for the higher end that is finally coming out. It gives us all optimism for that part of the market for 2009.

First Homes Started in Fairfield Pointe Village; Early 2008 Occupancy

The infrastructure and landscaping is finally completed and construction has started on the first homes in Fairfield Pointe Village. Trite Builders of Fairhope, Alabama currently has five of the Cobblestone Villa homes under construction, ranging from 2,520 to 2,945 square feet and one Colony Home at approximately 2,800 of square footage.

Each home has a private courtyard and upgraded appliance and amenity package. Each home is a 4BR/3.5BA home with the 2,934 sq. ft Cobblestone Villa model with 5BR/3.5BA. Every home features a first floor master bedroom, wide hallways and doors and low-maintenance living.

Fairfield Pointe Village Receives Final Approval

On Monday, August 27, 2007, the Fairhope City Council voted unanimously to grant the final approval for Fairfield Pointe Village.
